Ratings are typical laboratory ranges for common systems. Site results are usually a few points lower, and the final specification follows the manufacturer's tested system.

What does STC mean?
Sound Transmission Class: a single number for how well a wall blocks speech. Higher is better; each 10 points roughly halves how loud the noise seems.
Why does a wall with a good rating still leak?
Sound finds gaps: doors, sockets, ceiling voids and ducts. Sealing and detailing matter as much as the wall itself.
